Tiivistelmä
Kandidaatintutkielman tarkoituksena on tutkia Suomen asuntomarkkinoiden kehitystä kuluttajamarkkinanäkökulmasta 2000-luvulta alkaen. Tutkimuksen päätavoitteena on selvittää ennalta valittujen tekijöiden avulla, kuinka nämä ovat vaikuttaneet asuntomarkkinoihin. Tekijöiden avulla pystytään selvittämään kysynnän ja tarjonnan vaikutukset asuntomyyntiin.
Tutkielman teoreettisen viitekehyksen muodostavat hintakehitys ja 4C-malli. Lisäksi tutkimuksessa on selvitetty talouden heilahteluiden vaikutuksia asuntomarkkinoihin sekä rakennuslupa-asioita ja asuntotuotantoa. Aineistot koostuvat kolmesta eri haastattelusta, joita tukevat aiheeseen liittyvät tilastot ja muu kirjallisuus.
Haastatteluiden analyysissä etsitään tärkeimpiä vaikuttajia asuntomarkkinoilla. Tutkimuksessa selviää kaupungistumisen aiheuttaneen suuren muuttoliikenteen kaupunkien lähettyville, minne on alkanut muodostua pienempiä kaupunkikeskuksia. Kuluttajat haluavat asunnon sijaitsevan julkisten liikenneyhteyksien ja palveluiden läheisyydessä. Asuntokoot ovat vuoden 2000 jälkeen pienentyneet, jolloin asuntotuotantoa on jouduttu sopeuttamaan. Asuntolainan koron laskun myötä asuntomyynnin kasvu ei ole ollut toivotulla tasolla. Taloudellisten heilahtelujen myötä kuluttajiin on iskenyt epävarmuus, joka vähentää ihmisten halukkuutta ostaa asuntoja. Bachelor’s thesis discusses the development of the housing market in Finland starting from year 2000. The research has been conducted from the perspective of the consumer market. The main objective of the study is to find out how pre-selected authors have affected the housing market. These factors enable to determine effects of demand and supply in the property sales.
A theoretical framework for the study encases price development and 4C-model. In addition, the study has investigated the effects of economic fluctuations in the housing market, as well as construction permits and residential construction. The material consists of three different interviews, which are supported by statistics and other literature related to the topic.
The purpose of the analysis of the interviews is to search for the key influencers in the housing market. The study revealed that the urbanization caused the great migration to the cities, which has thus started to become smaller urban centres. Consumers want an apartment in the proximity of public transport and services. After the year 2000, housing sizes have decreased and because of that, it has been necessary for the housing production to adapt. Decline in mortgage interest rates has not increased apartment sales to the desired level. Economic fluctuation has affected customers by making them uncertain, which has reduced people’s willingness to purchase a house.
