Tiivistelmä
Työn tavoitteena on löytää keinot tunnistaa kustannuksiltaan ja hyödyiltään optimaalisin varikkoratkaisu neljän eri vaihtoehdon väliltä. Työn teoreettinen tulos tarjoaa elinkaarikustannusmallin samankaltaisten investointien päätöksenteon tueksi sekä esittää huomioitavat tekijät kannattavuuden näkökulmasta.
Työssä tarkastellaan varikon päätöksentekoon vaikuttavien kustannuksien vaikutusta eri vaihtoehtojen kannattavuuteen elinkaarikustannusten näkökulmasta. Laskentamallista saatujen elinkaarikustannusten avulla pyritään löytämään päätöksenteon tueksi mahdollisimman kokonaistaloudellisesti edullisin vaihtoehto jokaisen osapuolen näkökulmasta. Työn menetelminä ovat laskelmat ja skenaariotarkastelut hyödyntäen yrityksen sisäistä materiaalia ja hankkeen suunnitteluaineistoa aineistona.
Työn tuloksista havaittiin, että varikkovaihtoehtojen elinkaarikustannuksiin vaikuttavat suuresti investointikustannukset. Varikkojen elinkaarikustannukset ovat infraomaisuuden merkittävän kustannusosuuden takia vahvasti painottuneita elinkaaren alkupäähän. Varikkoratkaisun valitsemisessa pitäisi kiinnittää huomiota erityisesti investointikustannuksiin suunnittelun kautta, mutta myös tarkasteltavan vaihtoehdon tarjoamiin hyötyihin nykyisissä ja suunnitelluissa hankkeissa. The aim of this thesis is to find the means to identify the most optimal depot option out of four choices in terms of costs and benefits. The theoretical contribution of this thesis provides a life-cycle costing model to support the decision making of similar investments and to propose significant factors from the aspect of cost-effectiveness.
This thesis studies the costs that affect the depot investment decision-making and also the impact of these costs on the life-cycle costs of depots. The results from the life-cycle costing model are used to discover the most cost-effective solution from the aspect of each party. This thesis is conducted by using calculations to process internal company data and data of the project plan. Scenario analyses are used to provide a broader understanding of costs and risks.
According to the results of this thesis, the life-cycle costs of different depot solutions are highly affected by the investment costs. Due to the remarkable proportion of the cost of infrastructure asset, the life cycle-costs of depots are heavily focused at the beginning of the life-cycle. In the selection process of depot solution, a greater attention should be paid on the investment costs via planning and also on the benefits that can be achieved with the observed depot in present and future.
