Tiivistelmä
Tutkimuksen tarkoituksena ja tavoitteena on ymmärtää ja selvittää asuntorahastojen roolia Suomen asunto- ja kiinteistösijoitusmarkkinoilla. Tutkimuksessa pyritään selvittämään asuntorahastojen vaikutuksia Suomen asuntomarkkinoilla toimivien toimijoiden toimintaan. Asuntorahastot ovat Suomessa suhteellisen uusi ilmiö ja niitä koskeva tutkimus on toistaiseksi ollut vähäistä. Kansainvälisesti asuntorahastoja on ollut jo useiden vuosikymmenien ajan. Suomen markkinoilla tapahtuvaa kehitystä peilataan kansainväliseen tutkimukseen. Ilmiötä tutkitaan kvalitatiivisella tutkimustavalla. Empiirinen aineisto on kerätty haastattelemalla kahtatoista asuntorahastojen parissa työskentelevää asiantuntijaa. Tutkimuksen tulokset osoittavat, että asuntorahastot ovat tulleet Suomen markkinoille jäädäkseen. Suomen asuntorahastomarkkinat ovat kehitysvaiheessa ja markkinoiden arvioidaan muuttuvan ja kasvavan tulevien vuosien aikana. Suomen asuntorahastomarkkinat ovat toistaiseksi vahvasti suomalaisten toimijoiden hallussa. Lähivuosien aikana on mahdollista, että markkinoilla tullaan näkemään myös ulkomaisia toimijoita. Asuntorahastot ovat hyötyneet merkittävästi nykyisestä taloustilanteesta. Matalan korkotason nähdään lisäävään asuntorahastojen houkuttelevuutta sijoittajien silmissä. Asuntorahastojen yleistyessä ne ovat tulleet entistä tarkemman viranomaisvalvonnan alaisiksi. Lainsäädännössä tapahtuvat muutokset voivat vaikuttaa asuntorahastojen toimintaan usealla tavalla tulevien vuosien aikana. The purpose and objective of the study is to understand and explain the role of the residential funds in the Finnish housing and real estate market. The study aims to investigate the effects that the residential funds have on the players in the Finnish housing market. Residential funds are a relatively new phenomenon in Finland and therefore research of them has so far been limited. Internationally residential funds have been around for several decades and the development in the Finnish market is compared to the international research. This phenomenon is studied using a qualitative research. The empirical data was collected by interviewing twelve experts who work with residential funds. The results of the study show that the housing funds have entered the Finnish market to stay. Finnish residential fund markets are in the development stage and are expected to evolve and grow in the coming years. Finnish residential markets are mainly owned by Finnish players. Over the next few years it is possible that the market will see new foreign players. Housing funds have benefited significantly from the current economic situation. The low level of interest rates is seen as enhancing the attractiveness of the housing fund in the eyes of investors. As Residential funds have become more common, the regulatory supervision has also become more intense. Changes in laws could affect the residential funds in several ways during the coming years.
