Tiivistelmä
Suomessa on harjoitettu kauppakeskustoimintaa noin kolmenkymmenen vuoden
ajan, mutta kauppakeskuksia on rakennettu kiihtyvällä tahdilla vasta 1990-luvulta
lähtien. Tällä hetkellä Suomessa on yhdeksänkymmentäseitsemän kauppakeskusta,
ja rakenteilla on kymmenen erillistä hanketta ympäri Suomea. Toimiala laajenee
ja kehittyy ja kauppakeskusten rakentaminen on osa kaupungistumisen trendiä.
Kauppakeskuksen voidaan nähdä olevan verkosto-organisaatio. Sen ydintoimijoita
ovat kauppakeskuksen omistaja tai omistajat, usein sen operatiivisesta johtamisesta
vastaava erillinen manageriyritys, kansainväliset ketjut ja yksityiset liikkeenharjoittajat
sekä eri palveluntuottajat esimerkiksi kiinteistön kunnossapito- ja turvallisuuspalvelujen
saralta. Kauppakeskuksen johdon ja siellä liiketoimintaa harjoittavien
yritysten välinen sujuva yhteistoiminta on avainasemassa yhteisten tavoitteiden
saavuttamiselle ja kauppakeskustoiminnan hyötyjen realisoimiselle. Kauppakeskuksen
markkinointi on tärkeä osa kauppakeskuksen yhteistoimintaa ja markkinoinnin
johtaminen tärkeä osa kauppakeskuksen johtamista. Markkinoinnin organisoiminen
voi vaikuttaa kauppakeskuksen yhteistoiminnan laatuun merkittävällä tavalla.
Se, että yritykset sijoittuvat saman katon ja yhteisen brändin alle ei kuitenkaan välttämättä
automaattisesti takaa yhteistyön ja -toiminnan sujuvuutta.
Tutkielman teoriaosuus perustuu verkostotutkimukseen sekä verkosto-organisaation
yhteistoimintaan ja markkinoinnin johtamiseen liittyvään kirjallisuuteen kauppakeskuskontekstissa.
Tämä tutkielma on laadullinen tapaustutkimus, jossa tarkastelun kohteena on kauppakeskus
Veturi Kouvolassa, sekä kuusi muuta kauppakeskusta eteläisen Suomen
alueelta. Tutkielman empiirinen aineisto koostuu haastatteluista, erilaisista taustamateriaaleista
ja havainnoista, jotka koostuvat tutkijan omakohtaisesta kokemuksesta
toimialalla.
Kauppakeskusmarkkinoinnin johtamismallin valinnasta vastaa keskuksen omistajataho.
Markkinoinnin johtamisella tuetaan niin kauppakeskuksen brändin ammattimaista
ja pitkäjänteistä rakentamista kuin sen koko toiminnan kehittämistä kaikkien
avaintoimijoiden etujen mukaisesti.
Toiminnan kehittäminen vaatii tiivistä osapuolten välistä yhteistyötä. Yhteistoiminnan
sujuvuuden ja kehittämisen näkökulmasta tutkimuksessa nousi esiin tiivistetysti
neljä avainhavaintoa. Näitä olivat kauppakeskuksen yritysten näkökulmasta halu
vaikuttaa ja tarve tulla kuulluksi. Kaksi muuta sekä kauppakeskusjohdon että yrittä-
jien näkökulmasta tärkeätä asiaa olivat tasavertainen sitoutuminen yhteistoiminnan
kehittämiseen ja avoin osapuolten välinen vuorovaikutus.
Tässä tutkielmassa käytetty kvalitatiivinen tutkimustapa ei mahdollista tulosten tilastollista
yleistettävyyttä ja sen tulokset ovat siten rajallisesti käytettävissä muissa vastaavissa
tapauksissa kauppakeskuskontekstissa. Tutkimuksesta tehdyt johtopää-
tökset perustuvat tutkimuksen kohteina olleiden ihmisten sen hetkisiin yksilöllisiin ja
erilaisiin näkemyksiin, jotka voivat muuttua esimerkiksi suhteen muuttuessa hänen
ja kauppakeskusjohdon välillä. Tulokset antavat varmasti kuitenkin suuntaviivoja
vastaaviin tapauksiin, ja ne saavat tukea aihealueessa liittyvästä teoriasta.
Kiintoisa jatkotutkimuksen aihe olisi tarkastella lähemmin myymäläpäälliköiden roolia
eri organisaatioiden välisenä linkkinä tiedon johtamisen näkökulmasta. Miten heidän
omaksumaansa tietoa saataisiin kerättyä, analysoitua ja johdettua organisaation
yhteistoiminnan kehittämiseksi ja kaikkien kauppakeskuksessa toimivien osapuolten
liiketoiminnan kasvattamiseksi. In Finland, shopping center activities have been practiced for some thirty years, but
shopping centers have been built at an accelerating pace only since the 1990’s. For
the moment there are ninety-seven shopping malls in Finland and ten separate projects
under construction. The industry is growing fast and shopping centers are part
of the trend of urbanization.
The shopping center can be seen as a network organization. It´s main actors are
the owner or owners of the shopping center, often a separate management company
responsible for its operational management, international chains and private
operators, and various service providers, for example in the field of property maintenance
and security services. Smooth co-operation between the management of the
shopping center and the entrepreneurs and the chain stores is a key factor in achieving
common goals and realizing the benefits of shopping center operations. Shopping
center marketing is an important part of the shopping center's co-operation and
marketing management is an important part of the shopping center management.
How the shopping center marketing is organized can have a significant impact on
the quality of the shopping center's co-operation. However, the fact that companies
are placed under one roof and a common brand does not necessarily automatically
guarantee the smoothness of cooperation and operations.
The theoretical part of the thesis is based on the theory of marketing management
and network research, as well as on the literature of the network organization's collaboration
in the shopping center context.
This thesis is a qualitative case study. As a case it examines the marketing management
in shopping center Veturi Kouvola and six other shopping centers in the
southern part of Finland. The empirical material of the thesis consists of interviews,
different background materials and observations, which is based on the researcher's
own experiment in the industry.
The decision about how to organize the shopping center marketing management is
made by the owner of the shopping mall. The Marketing Management supports both
the professional and long-term construction of the shopping center's brand as well
as the development of its entire business in the interests of all key players.
The development of operations requires close co-operation between the actors.
From the point of view of the smoothness and development of coexistence, four key
findings were highlighted in the study. These included the desire to influence and
the need to be heard by the point of view of the shopping center tenants. Two other
things, both from the point of view of the shopping center managers and the tenants,
were of equal importance to the development of engagement and open interaction
between the parties.
The qualitative research method used in this thesis does not allow for the statistical
generalizability of the results, and its results are therefore limited in other cases in
the shopping center context. The research decisions made on the study are based
on the current individual and different views of the people under investigation, which
may change, for example, in relation to the relationship between him and the shopping
center management. However, the results will surely provide guidance on similar
cases and they will receive support from the theoretical theory.
From the point of view of a further research, it would be necessary to look at the role
of the shop manager as a link between different organizations from the angle of view
of the Knowledge Management. How to gather, analyze and derive the information
that he or she receives in order to develop a cooperative relationship between all
the actors in the shopping center organization and to increase the success of the
whole agglomeration.
