Tiivistelmä
Tutkimuksen tarkoituksena oli tutkia, miten huoltoliiketoiminnan materiaalilogistisia prosesseja voidaan kehittää käyttämällä hyväksi Lean -periaatteita ja työkaluja. Tutkimus toteutettiin case -tutkimuksena, jonka kohteena oli kiinteistöteknisiä huoltopalveluita tarjoava yritys. Kohdeyrityksessä suoritettiin 21 teemahaastattelua, joihin osallistui yhteensä 47 henkilöä sekä esimies-, että operatiivisista tehtävistä. Lisäksi kvalitatiivista aineistoa kerättiin kohdeyrityksen raportointijärjestelmistä.
Tutkimuskirjallisuuden avulla tunnistettiin käyttökelpoisia Lean -filosofian mukaisia toimintatapoja sekä työkaluja, jotka olivat arvovirtakuvaus, 5S, 7 jätettä, JIT -filosofia sekä benchmarking. Lisäksi esiin nousi Lean -filosofian laaja-alaisen implementoinnin merkitys prosessien kehittämisessä sekä valmistusteollisuuden ja palveluliiketoiminnan eroavaisuudet työkalujen ja periaatteiden soveltamisessa.
Tutkimuksessa havaittiin, että kohdeyrityksen suurimmat logistiset haasteet liittyvät monimuotoiseen ja vaikeasti ennustettavaan kysyntään ja yrityksen huoltoliiketoiminnan logistisia prosesseja voidaan kehittää myös yksittäisten Lean -työkalujen ja toimintatapojen avulla. Prosessien tehostamiseksi ehdotettiin uutta toimitustapojen prioriteettijärjestystä sekä rakennettiin neljä erilaista mobiilivarastomallia, joista potentiaalisimmiksi tunnistettiin toimittajan ylläpitämä kaupintavarastoratkaisu sekä arvostettu kiinteä ylijäämävarasto. The purpose of this thesis was to study how material logistics processes in maintenance services could be developed with the help of Lean-tools and practices. The study was conducted as a case study about a company offering technical maintenance services for buildings. 21 thematic interviews were conducted in the case company with 47 participants all together including both managerial and operative personnel. In addition qualitative data was gathered from case company’s reporting systems.
Based on academic literature, useful Lean tools and practices were identified which included value stream mapping, 5S, seven wastes, JIT -philosophy and benchmarking. In addition the importance of comprehensiveness in Lean transformation projects and the differences in implementation in service and manufacturing environments were highlighted by researchers.
The findings of the study indicated that the biggest logistical challenges faced by the case company were related to the variety and unpredictability of demand. Also in the case of the case company logistical processes could be developed by implementing isolated Lean tools and practices as well. As a conclusion a new priority order of delivery types was suggested and four different mobile inventory solutions were developed for the case company. From these solutions vendor managed inventory and fixed leftover inventory were identified as the most potential ones.
