Tiivistelmä
Tutkielman tavoitteena oli tutkia, miten negatiivinen korkoympäristö tulisi huomioida lainojen hinnoittelussa. Negatiivinen korkoympäristö on vaikutuksillaan horjuttanut pankkitoimintaan liittyviä teoreettisia ja käytännön oletuksia, joiden mukaan pankki saa perinteisesti lainaamalleen pääomalle palkkion muun muassa korkotuottojen muodossa ja jossa tallettajilla on kannustimia jättää varoja pankkeihin.
Aihetta lähestyttiin tutkielmassa kahden tulevaa korkokehityksestä kuvaavan vaihtuvakorkoisten lainojen hinnoitteluun liittyvän lähestymistavan kautta, jotka olivat korko-odotuslähestymistapa ja korko-optiolähestymistapa. Päätutkimusongelmana oli selvittää, miten negatiivinen korkoympäristö tulisi huomioida lainojen hinnoittelussa, kuinka lähestymistavat eroavat toisistaan hinnoittelun osalta ja saatujen tulosten perusteella tehdä johtopäätös siitä, kumpaa tutkielmassa käytettyä lähestymistapaa tulisi tulosten valossa käyttää lainojen hinnoittelussa negatiivisessa korkoympäristössä. Korko-odotuslähestymistavassa lainan hinta perustui lainan viitekoron forward-korkokäyrän sekä lainassa sopimusehtona olevan sopimuksellisen nollakorkolattian kautta saataviin tuottoihin. Korko-optiolähestymistavassa lainan hinta laskettiin sopimuksellista nollakorkolattiaa vastaavan korkolattian hinnan kautta.
Tutkimuksen lähestymistavat erosivat toisistaan erityisesti koron volatiliteetin osalta. Tulosten mukaan alle 4 vuoden maturiteetin lainojen arvostamisessa ei ole tuottojen kannalta merkitystä kumpaa lähestymistapaa hinnoittelussa käytetään. Erot lähestymistapojen välillä esiintyivät 5 vuoden maturiteettia pidempien lainojen osalta. Korko-option mukaista lainan hinnoittelua voidaan saatujen tulosten perusteella sen sisältämän volatiliteetin nojalla pitää korko-odotus tavan hinnoittelua tarkempana ja sitä voidaan suositella käytettäväksi negatiivisessa korkoympäristössä alle 7 vuoden maturiteetin lainojen hinnoittelussa. Korko-optio tavan kompleksisuus ja monimutkaisuus ovat kuitenkin implementoinnin näkökulmasta sen käytössä huomioitavia haasteita. The aim of the thesis was to study how the negative interest rate environment should be considered in loan pricing. The negative interest rate environment has destabilized the theoretical and practical assumptions of banking. Traditionally the banks receive interest income in return on the capital it borrows, and depositors have incentives to leave funds in the banks.
The topic was approached in the thesis through two methods related to the pricing of floating rate loans, which describe future interest rate developments. These methods were the interest rate expectation method and the interest rate option method. The main research problem was to examine how the negative interest rate environment should be considered in loan pricing, how two methods differ and make the conclusion which method should be used in loan pricing in the negative interest rate environment. In the interest rate expectation method, the price of the loan was based on the yield of the forward interest rate curve of the reference rate and the yield of the contractual zero interest rate floor. In the interest rate option method, the price of the loan was calculated through the price of the interest rate floor corresponding to the contractual zero interest rate floor of the loan.
The methods differed from each other, especially in terms of volatility. According to the results, it does not make a difference which method is used in pricing when valuing loans with maturities of less than 4 years. Differences between methods occurred for loans with a maturity of more than 5 years. Based on the results obtained, the pricing of the loan under the interest rate option method can be considered more accurate than the pricing of the interest rate expectation method and can be recommended for use in a negative interest rate environment in the pricing of loans with a maturity of less than 7 years. However, the complexity of the interest rate option method is one challenge to be considered in its use from the perspective of implementation.
